Initial Consultation
Once you’ve decided to sell your property, we will first meet for a consultation.

During that meeting, I will look at your property and learn more about your goals for selling. We will discuss your home's selling features and suggest improvements that could lift your price. We will go over a comparative market analysis report (CMA), to review comparable homes nearby that are currently on the market, pending, or have recently sold. This will give you more information on what people are willing to pay for homes that are similar to yours, so you can set a competitive price.

Once we’ve determined a price we can move forward with the sale process.

Preparing your property for sale
Preparing your property for sale is an art and needs attention if you want to maximize your sale price. I couldn’t agree more with the say: “proper preparation prevents poor performance.” It is extremely important your home makes a positive first impression among potential buyers, from the time they look at the listing photos, to the moment they walk in the door. As an experienced agent, I will help maximize your property value so you can receive top dollars for it. I will identify which improvements you should make to your home (if any) to increase the amount it can sell for and recommend service providers who provide great value (high quality at reasonable prices): an inspector, handyman, painter, landscaper, etc. In most cases, any time you want to receive “top dollar,” it’s best to do the repairs first. The majority of buyers do not want a construction zone; they’ll pay a premium for a move-in ready home. They want to write a check and have the peace of mind.


Organizing, Staging, and Photographing
When you list your home for sale, you will be competing against other similar homes in your neighborhood. We will need to openly acknowledge that we are in competition with them. I will do my best to make sure your property stands out from your competitors by preparing your home to attract the most buyers.

In the past, home sellers used to count on curb appeal to make a good first impression on potential buyers. Now, with 80 percent of homebuyers starting their house hunt online, a home’s “pix appeal,” or how good it looks in photos posted on the Internet, is taking over as the top way to impress buyers off the bat.

As an interior stylist and a certified Stager, I plan and prepare properties interiors for effective use with particular emphasis on furnishings, finishes and aesthetic presentation. We need to help buyers visualizing the space, all to help you, the seller, get top dollars on your investment. I will work directly with you- the homeowner, a specially if you still live in the house. I will guide you to declutter your living area, get your house professionally clean and help you stage it as needed for the sale.

Marketing Your Home to Potential Buyers
The internet will be the first visual-virtual place where potential home buyers discover your home, therefore professional photography of your property will be absolutely an essential element in selling it. Great photos will help you make a good first impression to whoever is searching for a home. If your pictures are lousy, you will lose out on a significant amount of traffic.

Once we get all of these preparations done, I will post your home on the MLS (Multiple Listings Service) and other real estate search sites, promote it to my followers on my media accounts and advertise it on my website. I will install a “for sale” sign in your yard, deliver flyers, set up a lockbox (which other agents will use to tour your home with their clients), and schedule as many open houses as needed to generate traffic to your property.


Closing the Deal
Once you receive offers, I will review them and help you negotiate terms to get the best deal. I will also guide you through all of the paperwork and steps that need to be completed in the closing process and gladly hand over your keys to the new owner.
